February in Jackson: Romance, Chaos, and a Moose Chase

Well, it finally happened: winter remembered Jackson Hole exists. We’ve got fresh snow on the ground, record-breaking airport numbers (plus a little private-jet reality check), and a real estate market that continues to behave like it’s powered by Monopoly money.

Then we’ll hit the February event stack, because apparently we’re all supposed to be booked solid until April

1️⃣ The Snow Has FINALLY Arrived ❄️

Up until yesterday, roughly 80% of my lawn was visible. Thankfully, we have received 6 inches of snow today, with more on the way.

The image below projects new snowfall from today through Feb. 20 for the western region of the U.S.

Better late than never.

2️⃣ Jackson Hole Airport Keeps Breaking Records

For a town that claims to hate tourists, they sure do like flying them in at a record pace.

The latest activity report from Jackson Hole Airport is in, and yes, December felt busier. Turns out your intuition (and those longer security queues) were not lying.

Here’s a snapshot of how 2025 wrapped up compared with last December and the prior full year:

Jackson Real Estate: Another Casual Billion-Dollar Year

According to the Teton County Year-End 2025 Market Report, total reported sales volume hit $1.384 billion via the MLS alone, up 31.4% year over year, despite transaction counts rising a far more modest 13%. Translation: fewer deals, much bigger checks.

And that’s before factoring in hundreds of millions in private, off-MLS luxury sales that push the real total north of $2 billion. Totally normal stuff😜.

The takeaway? Inventory remains tight, luxury dominates, and anyone waiting for a dramatic “correction” may want to get comfortable, preferably in a $15M living room with floor-to-ceiling Tetons views.

Single-Family Homes: Luxury Did All the Heavy Lifting

Home sales alone cracked $1.007 billion, nearly a 50% jump in sold dollar volume year over year, even though the number of homes sold only rose by about 11%.
