Teton Takes
1️⃣ Wildfire Season Hits Close to Home
Back on the East Coast, wildfires were something I only saw on the news—distant, dramatic, but never personal. Living in Jackson has completely changed that perspective.
Over the weekend, a lightning strike ignited an 8-acre fire on the eastern slope of Signal Mountain, a spot that sees a ton of foot traffic. Coincidentally, my family had just been up there enjoying a perfect day on Jackson Lake.
Fortunately, the winds stayed calm on Saturday. Had conditions been different, things might’ve escalated quickly. Two helicopters scooped and dumped water straight from the lake, and two fire crews jumped in to contain the blaze. Truly impressive work by everyone involved.
2️⃣ Jackson Needs Housing — “The Loop” to Add 194 Units
Whether you're a local or just passing through, it doesn’t take long to hear about Jackson’s housing crunch. With sky-high prices and roughly 97% of the land off-limits to development, finding a place to live here is no small feat.
It’s actually what led me to buy land eight years ago. I wasn’t exactly a straight-A student, but I understood one thing: supply and demand.
So when the chance came to tour “The Loop”—a new development adding 194 much-needed units, I grabbed Jason Jr. and headed out to take a look.
3️⃣ Jackson’s Got That Vibe
There’s something magnetic about Jackson. Maybe it’s the fact that celebrities quietly own ranches here. Maybe it’s bumping into pro athletes or politicians on the Town Square. Either way, this place hums with a certain energy.
Today, living near the airport had its perks, depending on your politics, of course. I watched Air Force Two land and saw the full motorcade sweep Vice President JD Vance down Spring Gulch Road.
A brief encounter with the Secret Service added some excitement. Let’s just say they strongly discouraged me from getting too close to the street. I took about ten steps back—and fast. Intimidating crew.
With the annual Federal Reserve meeting coming up next month at Jackson Lake Lodge, I’m hoping to catch a glimpse of Trump’s current economic arch-nemesis: Fed Chair Jerome Powell. As a self-proclaimed CNBC addict and Wall Street nerd, I’d love to casually stroll through the background of a live shot. Dream big, right?

Jackson’s Big Dig?
Big changes could be coming to the corner of Millward and Pearl. Dauntless Capital Partners has proposed a bold new 66,000-square-foot mixed-use development in downtown Jackson, complete with 67 hotel rooms, 🤖 underground robotic parking, and a design that digs deeper (literally) than anything Jackson’s ever seen.
Supporters are calling it a creative solution for a constrained downtown. Critics? They’re not sold on the density or the idea of a single car elevator managing the whole garage. Here’s what’s planned, what’s raising eyebrows, and what comes next.
Development Overview
Location: 50 S. Millward Street at Pearl Avenue, downtown Jackson.
Program: A 66,000 ft² mixed-use hotel and residential development to replace 12 existing short‑term rental units.
Units included: 67 hotel rooms, 7 deed-restricted (workforce/housing-required) units, and 3 market-rate residential units.
Design & Features
Structure: Three above-ground stories for guest rooms, retail space, and residential units; roughly half (~33,000 ft²) is underground.
Excavation: Approximately 38–39 feet deep basement, which is likely the deepest inhabitable foundation ever proposed in Jackson.
Automated Parking: A single-car elevator leads to a robotic Automated Parking System (APS) that accommodates 75 underground parking spaces. This design choice frees surface space and reduces visible bulk.
👀 I will be watching this one closely. It’s borderline crazy to think about how a 12 unit rental property turns into a 67 room hotel with 3 stories above ground and the deepest foundation in the history of our town run by a robot.
